Do I need planning permission?

As a rule of thumb you can build an
orangery, conservatory or single story extension onto the back of your house without planning permission provided: The proposed extension plus any previous extensions don't project more than 4m in the case of a detached property and 3m in the case of a semi-detached or terraced property.
There are several other factors which dictate the requirement for planning permission.
Any new structural opening between the conservatory will require building regulation approval, even if the conservatory itself is exempt.
If the physical barrier i.e. window, door or wall between the conservatory and original house is to be removed, as part of building control approval a SAP test (Standard Assessment Procedure) will be required.
The more convoluted answer is that it all depends on the quality of the insulation used in the floors and walls as well as the glass and sealed unit technology used.
How you heat and ventilate the orangery will also have an impact on how much use you get from it. If you would like to discuss how you can have an orangery which is comfortable and energy efficient throughout the entire year
An orangery can either glass or polycarbonate in the lantern roof area. The quality of the glass and polycarbonate can vary, our expert will be pleased to advise you on all options.
In terms of cost polycarbonate will normally be the most cost effective whilst glass costs can glass costs can be substantially more depending upon degree of protection from the sun and insulation values.
Apart from cost, the type of roof material you choose should depend on several factors including which way the proposed conservatory faces in relation to the sun. The proposed use of the room should also be a deciding factor. Our design consultant will be pleased to offer you more advice.
